When you buy a villa from a big developer, they charge you for the land, the materials, and their 30-40% profit markup. Because we are the contractors, we build at our internal cost. By joining us at the start, you are "skipping the line" and getting a share of that 30-40% profit that usually goes to the big developers.
We eliminate the "blame games" common in Dubai real estate by using our proven Project Management Model. We have our own core technical and engineering team that oversees every detail. For specialized tasks, we work with an exclusive network of subcontractors who are held to strict penalty clauses for any delays. This ensures that the project moves forward on a disciplined timeline, backed by the same standards we use for institutional clients.
The fund is designed for an 18-month exit (build and sell). While the best profit comes from waiting until the villa is sold, we do have a "Resale Window" after construction reaches 50% completion, where you can transfer your share to another investor, subject to a small admin fee.
